Fencing a second home or rental at the shore
Many of the fences we build in Cape May County are for owners who live somewhere else most of the year. That changes the job in three ways. The owner usually can't be on site for every visit, so we measure, photograph and quote so the decision can be made remotely. The fence has to hold up with nobody checking on it between seasons, which rules out materials that need annual painting or sealing. And a rental fence gets more traffic and more gate cycles than a family's own yard: guests leave gates open, lean bikes on panels and back cars into posts.
For those reasons the most common shore specification we see is a vinyl privacy fence between houses, an aluminum pool enclosure, and stainless or coated hardware on every gate. Vinyl doesn't rust, rot or need paint; aluminum doesn't rust and lets the yard breathe; and a hinge or latch that corrodes in two summers is the part of a shore fence that fails first.

A pool at a shore house is almost always a rental asset, and a pool barrier that doesn't meet code is a liability for the owner and a problem at inspection. Aluminum is the standard shore pool fence because it meets every line of that table, doesn't rust, and doesn't block the breeze. Where a pool also needs privacy from the neighbors, a vinyl privacy fence can serve as the barrier on one or two sides as long as its gates meet the same rules.
Island towns: Ocean City, Sea Isle, Avalon, Stone Harbor and the Wildwoods
Barrier-island lots are small, close together and fully exposed. Fences here are usually short runs between houses, around pools and outdoor showers, and along the street. Three things decide how we build them. Wind comes straight off the ocean and the bay, so solid privacy panels need shorter spans between posts and deeper footings, and on the most exposed corners we recommend semi-privacy vinyl or open aluminum. Access is tight, with narrow side yards, shared driveways and parking limits, so materials are staged the day of the job. And the working calendar is compressed: most island towns restrict contractor hours and activity in the summer season, so installs run from fall through spring.
The same exposure applies on the bay side of the mainland in Upper Township (Marmora, Beesleys Point) and Middle Township, where marsh-edge lots take salt and wind from the back bays.
Cape May City, West Cape May and the historic district
The City of Cape May is a National Historic Landmark district, and changes visible from the street, fences included, can require review by the city's Historic Preservation Commission. In practice that favors wood picket, decorative aluminum and vinyl picket profiles that suit Victorian houses, and it can limit the height of solid fencing in front yards. We confirm what the commission requires before we write the estimate, so the fence isn't built to the wrong standard. West Cape May and Cape May Point have their own zoning rules and smaller-town character; we check each one the same way.

A large part of Cape May County is in a mapped flood hazard area. In some flood zones a solid fence counts as an obstruction to moving water, and the municipality's floodplain rules may require an open design, a breakaway section, or a permit that wouldn't be needed inland.
